Challenge
The large apparel retail customer faced challenges implementing on-site renewable energy projects because of their fast- paced leasing model. Lack of ownership and control over the buildings presented obstacles to achieve carbon emissions reduction goals and corporate environmental targets. The main challenges included:
- Increased risk to invest in asset that's use will exceed lease length.
- Challenges reducing Scope 2 emissions through deployment of onsite solar without infrastructure ownership.
- Exposure to energy-cost fluctuations without solar and energy storage solutions, impacting budgeting and cost planning.
Solution
Prologis introduced SolarSmart and StorageSmart to address the retail customer's challenges. The long-term relationship between Prologis and the customer played a crucial role in establishing trust and selecting Prologis as a sustainability partner. The synergy of the two offerings as one complete solution provided the assurance of clean, efficient and reliable power, optimized by flexible storage.
Implementation
Implementation included installation of over 5 megawatts of solar and storage capacity across two adjacent buildings, covering a roof area of 500,000 square feet. A roof replacement project is scheduled for after the holiday season, estimated to require only three to four months to complete. Prologis’ flexibility and integration capabilities ensured minimal disruption to operations, highlighting the importance of scalability and adaptability in the solutions.
