For two decades, the city has seen its industrial vacancy rate remain under 5%, while the Port of Vancouver—Canada's largest port—handles record-breaking cargo volumes. With demand for industrial space at an all-time high, Prologis is seizing the opportunity to expand its presence in Canada, beginning with a strategic move into Vancouver.

This week, we acquired a fully leased, 289,000-square-foot Class-A industrial building in Delta, BC, marking our official entry into the Vancouver market. The location offers unparalleled access to the Port of Vancouver, Vancouver International Airport and key transportation routes.  

Moving the World: Vancouver’s Role in Global Logistics  

The Port of Vancouver, the fourth-largest port in North America by cargo tonnage, handles shipments to and from more than 170 countries. According to the Port of Vancouver’s Container Traffic Forecast Study, container traffic at the port is expected to triple by 2030, driven in part by Canada’s growing e-commerce sector.  

To meet rising demand, the Port of Vancouver is expanding, making well-placed logistics facilities essential for the smooth flow of goods from dock to destination. In response, Prologis is deepening its foothold in this high-growth market, delivering top-tier logistics solutions and bolstering the region’s economic momentum.  

Doubling Down on Canada  

Prologis already owns and operates more than 12 million square feet of industrial space in the Greater Toronto Area (GTA). We’re also building or planning another 6 million square feet of warehouse space in the GTA. Notable projects include Prologis Evergreen in Brampton, a landmark mass timber industrial building that reduces embodied carbon by approximately 1,163 metric tons. This sustainable development contributes to lowering the environmental impact of logistics operations.

Patrick Gemma oversees capital deployment in Seattle, Portland, Denver, Phoenix, Las Vegas and Reno. He manages the teams directly responsible for all aspects of development and off-market acquisitions in these markets.  Prior to this role, Patrick managed capital deployment in the Pacific Northwest. 

Before Prologis, Patrick was Seattle market leader for DCT Industrial. He also served as senior development manager at Panattoni Development Company for 12 years. He began his career in real estate working for Palmer, Groth and Pietka, a West Coast commercial appraisal company. Patrick holds a bachelor's degree in finance from the University of Oregon.
